Tenant Information Our Service for Tenants

We try to provide the property you want with the service you expect.

Our professional service and support will remain for you throughout your tenancy.


Administration fee of £125 +VAT (£150 total) per property (not per person as many agents charge) for referencing, preparation of forms etc,

Guarantor fee of £50 +VAT (£60 total) if a guarantor is required, for referencing and preparation of forms etc,

First months rent due at time of signing the tenancy (eg £610)

Deposit is equal to a months rent plus £200, due at the time of signing the tenancy agreement (eg £810)

An independent inventory company prepares your inventory prior to moving in.  The costs for this service start from £60 for a studio flat, £70 1 bed, £75 2 bed, £80 3 bed, £90 4 bed, £100 5 bed etc.

We do not accept the council deposit bond scheme

Finding a Property

Our personnel are fully trained to help you find a property that will meet your requirements and we maintain a database of properties to rent. Typically we will be aware of properties coming available up to two months before occupation so where possible we advise tenants to contact us early with their requirements.

Property Viewings

We will arrange a viewing of any properties that you consider to be potentially suitable and this will be at a mutually convenient time subject to agreement with the landlord or existing tenant if necessary.

Every viewing will be accompanied by a member of our staff who will be able to provide information and advice.

Applying for a property

If you view a property and wish to proceed, an administration fee of £150 is payable at the time of submitting an application.  You will be asked also to provide photographic identity documentation, your last three months bank statements and proof of a former address.

Suitable references will need to be obtained before any offer of a tenancy will be considered.


If you do not meet all of our criteria for a tenancy it may be possible for us to accept a Guarantor but they would need to fulfill all of our normal letting requirements.

Housing Benefit

We may be able to consider applicants in receipt of housing benefit for some of our properties but in such circumstances tenants will be required to pay in advance the full deposit and one months rent applicable to the property together with our administration fee.


It is usual for an Assured Shorthold Tenancy to be offered for a fixed term of six months but sometimes a longer period can be agreed.

Security Deposit

A security deposit is payable in respect of every property and for most properties is equal to the monthly rent plus £200. For your own security the deposit is held during the tenancy by The Deposit Protection Service (DPS) and not by us. The deposit is returnable at the end of the tenancy subject to the property being in a satisfactory condition and rent payments are up to date.

In the event of any dispute about the deposit the DPS will determine the outcome.

Redress Scheme

We are members of the Property Ombudsman Scheme.  They are an independent organisation who can adjudicate on any complaint you may have about our company.

Inventory and Schedule of Condition

A full written inventory supported by photographs will be drawn up prior to the commencement of the tenancy. This details the contents and condition of the property when you move in and you should check this document carefully to make sure that you agree with the contents. You will have ten days from the start of the tenancy to notify us in writing of anything with which you do not agree and if you do not contact us we shall assume that you have accepted it as written. The Inventory will be used to resolve any dispute about the condition of the property when it is taken back by us at the end of the tenancy.


Many landlords impose restrictions relating to pets so it is vital that you let us know from the outset if you have any or would want to obtain a pet during the tenancy. Where pets are permitted additional requirements are incorporated in the tenancy agreement.

No Smoking

Please note that smoking is not permitted inside any of our properties.

Joint Tenants

Normally all adults residing at a property will be named as tenants on the tenancy agreement and they will all be jointly and severally liable. This means that each tenant is individually responsible for ensuring compliance with the terms of the tenancy.

Additional Tenants

It may be possible to add a tenant during a tenancy but they would have to pass our usual screening procedure.


Tenants must make their own arrangements to insure their contents and possessions as neither the Landlord nor the Letting Agent will accept any responsibility.

Payment of Rent

Rent is payable in full monthly in advance on the anniversary of the start of your tenancy by Bankers Standing Order (if you started on the 16th your rent would be due on the 16th of each month).

Utility and Other Bills

In the majority of properties your rental payment covers only the monthly rent but some other charges will also be your responsibility such as Council Tax, gas, electricity, water, telephone and a television licence.

Tenancy Renewal

Our standard tenancy agreements have a fixed term at the start, and then become contractually periodic.  This means they roll from month to month, requiring the tenant to give one months written notice to end the contract.
